A Vision for a Modern, Multi-Purpose Venue
The Shrine on Airline is a 10,000-seat stadium on a ±38 acre site that will undergo renovations to the existing recreational facilities. The scope will encompass a wide range of improvements, including reconfiguring the existing stadium and baseball field, upgrading drainage, fencing, lighting, and site lighting, as well as enhancing parking and audio-visual systems. The design and preconstruction services will consider the entirety of the desired scope over the ±38 acre site. This includes consideration of the overall site plan, including the layout of the stadium seating, baseball field conversion, parking, and other recreational facilities. Additionally, CSRS will work with the Owner to identify and prioritize the desired scope of work, identifying scope that can be achieved within the initial $17M construction budget and which can be deferred to a subsequent phase when the remaining funds of the total $21M budget become available.
As the Owner’s representative and Project Manager, CSRS oversees designer and contractor procurement, design phase, pre-construction services, construction phase, FFE, closeout and warranty. CSRS coordinates and collaborates with the Owner and Project Team to ensure the design meets the programmatic requirements of the Owner. To ensure seamless communication and collaboration, CSRS conducts bi-weekly meetings with the Owner and Project Team to provide updates on project status, discuss outstanding tasks and topics, and address any concerns or issues that may arise. Regular progress reports are provided to all stakeholders, keeping them informed of the project's progress, budget, and schedule.
In addition, CSRS assisted in obtaining State Legislative approval for CMAR delivery method, contract edits and execution, review invoices and pay applications, monitor budget and schedule, and observe construction activities. During the design and pre-construction phase, CSRS conducts plan, specification, and cost estimate reviews at each phase of design. This quality control and quality assurance process aids in evaluating the need for early release packages to prevent cost escalation of materials and identifying long lead items to maintain an aggressive construction schedule. In addition, it ensures the project meets the required standards, is on budget, and the Project Team obtains the appropriate approvals to proceed. CSRS is also responsible for ensuring the architect conducts regular inspections during construction to confirm that the work is being performed in accordance with the approved plans and specifications.
